We are pleased to have you as some of our valued tenants. We look forward to dealing with you throughout your tenancy. This letter is designed to make the tenancy experience with our office easier.

CONTACTING OUR OFFICE

To receive a prompt response to any request, we prefer all correspondence with our office to be submitted via email or fax.

RENT COLLECTION

We accept payment of rent through Rental rewards or First card; these companies are employed by our office to make the receipting process easier for the tenants and agent. These companies need to be contacted when you move into your premises to arrange an automatic payment to be scheduled, they can be contacted on the below details –

We do not accept payments in our office and under no circumstances do we accept cash in our office.

REPAIRS

Tenants are to report all repairs to our office in writing; the best way is to email the repair to seaforth@teamrw.com.au . Tenants will then receive a response from our office and be contacted by a tradesman to arrange access to the property.

EMERGENCY REPAIRS – Need to be reported to our office if they occur during business hours 8.30am to 5.30pm Monday to Friday and Saturday 9am to 2pm. Should an emergency repair occur out of business hours the tradesman below can be contacted:

LOCKED OUT OF YOUR PREMISES

Should you become locked out of your premises during business hours you may contact our office to borrow our set of keys. You will require photo identification to collect the keys and keys will only be handed out to lease holders of the premises. Keys need to be returned to our office by close of business that day.

GIVING NOTICE TO VACATE

As stated on page 6/7 of the tenancy agreement, the tenant is to give no less than 21 days written notice of their intention to vacate the property after the end of the fixed term (Expiry Date). Should the tenant wish to vacate the property on the expiry date, the tenant is only required to give no less than 14 days written notice prior to the expiry date.

Furthermore, once the expiry date has been reached on the agreement, please be advised that you are still on a lease, and are to follow under the same terms and conditions of the lease, even though the fixed term has ended. Should you wish to renew your lease after the expiry date, please make contact with our office.

BREAKING A LEASE

Should the tenants break the lease agreement they will be responsible to pay the following fees – Letting fee, lease preparation fee, Manly Daily and internet advertising fee, Tenants reference Australia Check fee. The tenants will also be responsible to pay the rent up until a suitable tenant is found to take over the lease. Please note this tenant is to be approved by the landlord of the premises.

CONTENTS INSURANCE

It is the tenant’s responsibility to insure his or her own belongings and furniture. We strongly recommend that all tenant’s have contents insurance.
